Goodman and Giesbers partner to develop new European distribution centre for Nabuurs in the Netherlands

Monday, 25 January 2016

Goodman Group, a global owner, developer and manager of industrial real estate, has partnered with GiesbersGroep, a construction and development company, to develop a new 61,700 sqm European distribution centre (EDC) for logistics service provider Nabuurs Supply Chain Solutions. The pre-lease deal is one of the largest logistics real estate projects signed in the Netherlands over the past 12 months. Construction will start next month and the new facility will be located at the Park15 Logistics Parc in the Arnhem-Nijmegen region, the Netherlands. Nabuurs will lease the new facility from Goodman on completion of the development in early 2017. Giesbers realizes the development of the EDC turnkey commissioned by Goodman.

Nabuurs will use the new "grade A" facility as a "Shared Service Centre" to service multiple customers, with the majority of the distribution centre servicing Kraft-Heinz and SCA. The sustainable EDC will provide 60,266 sqm of warehousing space, of which 3,000 sqm will be temperature controlled. Additionally, there will be 1,435 sqm for offices, social spaces and technical rooms. The new facility will feature LED, motion sensor lighting to reduce energy consumption and CO2 emissions.

"The new distribution centre being provided by Goodman and Giesbers will enable us to expand our business in a strategic location and better serve a key customer," said Ard Nabuurs, Commercial Director, Nabuurs Supply Chain Solutions. "Furthermore, the technical solution provided by Goodman will allow us to increase our operational efficiency by lowering our energy costs and optimizing our logistic streams and transport."

During this transaction parties were advised by Oost NV, Nabuurs was advised by Den Outer Vastgoed and Park15 was advised by CBRE.

Park15, a strategic location
Park15 is a new industrial area at the A15 motorway in the municipality of Overbetuwe closely located to the major cities of Arnhem and Nijmegen. The site is located approximately 10 km from the German border, giving access to the Ruhr area in Germany, and is located 100 km from the port of Rotterdam.

The Arnhem – Nijmegen area is one of the most important logistics regions in the Netherlands, offering multimodal transportation options. Park15 is strategically located with direct access to the A15 motorway (west-east) and the A50 motorway (north-south) and in close proximity to the A73 motorway (north-south). The planned connection between motorway A15 and A12 will also secure a direct connection with the A12 motorway. The barge terminal (BCTN) Nijmegen at the crossings of the river Waal and the Maas-Waal canal is located within a 10 minute driving distance from Park15. Furthermore Park15 is situated closely to the ease-west railway Betuweroute, on which at a mere five minute distance a rail terminal is being developed.

Park15 consists of a total area of 85 hectares offering plots up to 17 hectares and will become the next logistic hotspot in the Netherlands. The park is notable for its high-quality architecture and sustainability, which integrates design with the surrounding landscape. For example, the area around the park is equipped with green recreational buffer zones, which can be enjoyed by employees and local residents.
