Goodman, a global leader in the ownership, development and management of industrial real estate, has signed an agreement with Decathlon, a leading European company specialized in the design, selling and distribution of sports materials, to develop a 40,000 sqm logistics centre. The pre-lease agreement represents the largest development deal in the Barcelona region over the last six years. Infrastructure works are currently underway at the site in Sant Esteve Sesrovires and the building is scheduled for completion in May of 2016.
Decathlon will use the new facility to relocate two regional distribution centres that the company currently has in Martorell (Baix Llobregat) and Vilafranca (Alt Penedés) into one central distribution centre, servicing 20 stores in the region. The new facility will play a key role in the logistics network of the world"s largest sports retailer, for which Spain is its biggest market outside of France.
Regarding the location of the new centre, after considering a number of land options in the southern area of the Barcelona region, Goodman selected the site at Can Margarit in Sant Esteve Sesrovires. The site is located in a new industrial estate under development and has easy access to the AP-7 and A-2 highways connecting the site to Barcelona.
The new facility will feature approximately 40,000 sqm of warehousing space, equipped with a free height of nearly 11 m, and 2,000 sqm of office and social space. Goodman will include a number of sustainability features, such as motion sensor lighting, high amounts of natural lighting, rain water capture and enhanced insulation. On completion of the building, Goodman will seek BREAM GOOD certification. The total site area is just under 60.000 sqm and includes extensive manoeuvring areas and parking spaces for cars and trucks.
"The development of this new logistical facility will help us centralise distribution in Catalonia and Valencia in a single site, thus making the practice of sports more accessible to a higher number of people, which is, after all, our raison d"être. We are proud of having Goodman as a partner in this ambitious project", said Victor Rovira, Logistics Manager at Decathlon Spain."
"The new facility for Decathlon will significantly bolster our existing logistics portfolio in Spain and we are excited to expand Goodman"s existing cooperation with the world"s largest sports retailer," explained Guillermo Ravel, Goodman Country Manager for Spain. Goodman has a strong relationship with Decathlon in China, having signed three pre-lease agreements totally more than 169,000 sqm.
Furthermore, as part of its integrated own+develop+manage business model, Goodman will provide technical and operational property management support for the new facility. A key feature of this is Goodman"s property investment plan, a unique benefit Goodman provides to its customers to ensure the property is maintained to the highest market standards.
To celebrate the signing of the new agreement, Goodman and Decathlon held a cornerstone event at the construction which was presided over by Sant Esteve Sesrovires" mayor, Enric Carbonell. "Can Margarit is located at strategic location between the Mediterranean and the Ebro corridors and therefore shows some great economic potential," Carbonell said. "The municipal government is working very hard to have the competent administrations build the necessary infrastructures to foster competition in such a promising sector."
